A clean property can still create a bad first impression. The final turnover inspection is where the property is viewed through the arriving guest's eyes rather than the cleaner's checklist.
Start at the front door
Check parking instructions, exterior lighting, the lock or keypad, entry debris, weather conditions, and whether the guest can get inside without calling for help. The arrival experience sets the tone before the guest sees the rest of the home.
Check what guests touch first
Confirm clean bedding, dry towels, empty trash cans, working toilets, clear sinks, coffee supplies, and a refrigerator free from abandoned food. Open cabinets and drawers that are commonly used instead of assuming they were checked.
Test the basic systems
Verify heat or air conditioning, hot water, internet, television remotes, major lights, and any appliance that has caused trouble before. A thirty-second test is usually easier than troubleshooting through guest messages later.
Document the finished condition
Final photos create a record for the owner, help resolve damage questions, and make it easier to identify what changed between stays. They also show whether staging and supply standards are being followed consistently.
A useful inspection is short, repeatable, and specific to the property. It should catch problems while someone is still there to fix them.
